Turn requirements into a usable brief
Before drawings begin, describe who will use the building, how rooms should connect, what may change in the future and which priorities matter most. Site dimensions, access, orientation, local rules and budget boundaries all shape the brief.
A good brief reduces redesign. It also helps the architect, consultants and construction team make decisions against the same set of priorities.
Make decisions in the right order
Structure, services and spatial planning should be coordinated before finishes dominate the conversation. Electrical loads, plumbing routes, air-conditioning, waterproofing and storage requirements influence the building long before paint colours are selected.
Create a decision schedule for materials and fixtures. Late selections can interrupt procurement and cause avoidable site changes.
Track quality, cost and progress together
A project should be reviewed against drawings, specifications and an agreed scope. Progress reporting is most useful when it records completed work, pending decisions, changes and upcoming activities—not only photographs.
Treat handover as a stage rather than a single day. Inspection, testing, rectification, documentation and guidance on maintenance all contribute to a better transition into the completed space.
